Buildings naturally settle over time, and as long as the building’s foundation settles uniformly, the slight shift in the soil beneath the structure shouldn’t cause any problems. When differential settlement occurs – or uneven soil settlement – it can cause catastrophic structural damage if not caught and repaired in the early stages.
Differential settlement occurs when the soil beneath a structure unevenly expands, contracts or shifts at disproportionate rates. This is often caused when soils with weak bearing capacity are used without the added support of special footings to spread the load over a wider area. This is a common occurrence when structures are erected on land that has been artificially leveled and filled. Differential settlement is also caused by changes in soil moisture, whether it’s too dry or too wet and vibrations from seismic activity and nearby traffic.
Cracks in your walls, hard to open doors and windows, breaks in seams between drywall panels, tilting chimneys, bulging walls are indicative of differential settlement. Consult with PGI to determine if there is a threat to the structural integrity or the damage is merely cosmetic.
