Foundation Repairs

Buildings naturally settle over time, and as long as the building’s foundation settles uniformly, the slight shift in the soil beneath the structure shouldn’t cause any problems. When differential settlement occurs – or uneven soil settlement – it can cause catastrophic structural damage if not caught and repaired in the early stages.

Differential settlement occurs when the soil beneath a structure unevenly expands, contracts or shifts at disproportionate rates. This is often caused when soils with weak bearing capacity are used without the added support of special footings to spread the load over a wider area. This is a common occurrence when structures are erected on land that has been artificially leveled and filled. Differential settlement is also caused by changes in soil moisture, whether it’s too dry or too wet and vibrations from seismic activity and nearby traffic.

Cracks in your walls, hard to open doors and windows, breaks in seams between drywall panels, tilting chimneys, bulging walls are indicative of differential settlement. Consult with PGI to determine if there is a threat to the structural integrity or the damage is merely cosmetic.

Our team at PGI will assess the damage to determine if the damage is superficial and needs to be monitored. If the integrity of the structure is at risk, we will create a plan of action to solve your foundation repairs.

Foundation Repair

Depending upon the level of damage, PGI will enlist a variety of techniques to ensure your home is structurally sound. We use state-of-the-art equipment and quality materials for repairs at all levels. Our team of professionals may suggest the following:

Deep Soil Mixing – we rely on a myriad of materials including cement, lime, bituminous materials, and others to enhance weak soil and make it into a soft, rock-like foundation suited for your specific needs.

Pressure Grouting – a process that uses high-pressure grout to fill weakened soil and voids to stabilize and strengthen the integrity of the soil.

Helical Piers/Piles or anchors – are in-depth foundation solutions used to secure new or repair existing foundations, especially when adding a swimming pool, concrete deck or privacy wall.

Underpinning – the use of various techniques (including Helical Piles) to strengthen the foundation of an existing building when the foundation is determined to lack the strength to support the existing structure.

Polyurethane Injection – a process where structural grade polyurethane is injected to raise or stabilize a structure.

PGI’s team of professionals is here to assist you with all of your foundation needs, from soil stabilization to pool, deck and seawall repairs. If you see symptoms indicative of foundation settlement, contact us for a free evaluation.
